Ten Inexpensive Home Improvements

Do you have a home that you are planning to resell and you want to make it look really spiffy but you don’t want to spend a lot of money doing it? Here are some ways that you can improve the look of your home but not spend a lot of money doing it.  These improvements are amazing with the difference that they make and they may have your potential buyers taking a second look at your home.

1. Give your home new light switch plates

Sadly, this is something that is usually overlooked by people, and yet it really gives the home a nice touch.   The really strange thing is that they cost so little yet make such a big difference.  Switch plates cost about fifty cents apiece, which means to give the whole house new plates it costs about twenty dollars.  When you are replacing places that are in the living room, foyer, or other places a nice brass one that costs approximately five dollars, is a nice touch.

2.  New Doors

Something else that really spruces up your home is new doors.  If you have generic brown doors, you might want to consider replacing them with white doors.  If you have a spray gun, you can paint them but it will take several coats when you paint them by hand.   If you choose a basic door with a hollow core, it’s about twenty dollars, and it will come pre hung and pre primed.  If you spend just ten dollars more, you can get the very stylish doors with six panels.  For a remodel, it’s worth it to spend the extra ten dollars.  If it’s just for a rental, change only the doors downstairs.

3.   New Handles

Along with giving the house new doors, it’s a good idea to put new handles on them.  After all, what’s the good in putting new doors up if you are going leave the old handles on them? Nice, new brass handles cost about ten dollars apiece and for the guest bedroom and bathroom, impress them with an S handle, which costs about twenty dollars.

4.  Give the home a trimming

The inside of your house many not need a new coat of paint, but trim can always use new paint.  If you use a bright white semi-gloss, you won’t go wrong.   Of course, if you notice that your trim on your floor needs some help, don’t just paint it but replace it.  Check out home hardware stores and find something new for your home. And crown molding for the living room and entry way really impresses buyers.

5.  Front door

One thing that can be a real turnoff for potential buyers is an unattractive front door, and it throws the whole look of the house off.  Look at your front door and see if it needs replacing. They aren’t very expensive – they run approximately $125 for a nice one.

6.  Foyer floor

After the front door, another thing that makes an impression is the floor in your foyer.  For the most part, the houses today come with linoleum floors, and you should consider replacing that and making the house look more modern.  For about a hundred dollars you can cover an area that is 8’ x 8’ with very nice twelve inch Mexican tile.

7.  Curtains for the shower

If you want to make an impression in the bathroom, buy a very nice shower curtain and shower curtain rod, and put it in your bathroom.  The buyers are going to enjoy seeing what the bathroom looks like when there is one up and it shows foresight on your part.  For a nice curtain and rod, they cost about forty dollars.

8.  Look at the kitchen

Go into the kitchen and look around to see what the cabinets and the faucet look like.  You don’t need to replace the cabinets – that can get to be expensive and you are trying to save money. But another good option is to paint them.  Consider painting brown cabinets white, and give them plastic knobs in different colors to break up the white.  You don’t have to paint the inside, unless you have a spray gun to use, because you’re only doing it to impress potential buyers.

You might also want to consider replacing the faucet in the kitchen, to give another great impression of your house.  They can cost up to $150, but you also can get lucky and find ones that are on clearance.  Look around, and you might find a bargain.

9.  Dressing up the windows

Depending on what kind of windows you have, you might want to consider putting shutters up on the windows.  They make the  exterior of the house look very nice and will really make your potential buyers take a second look.

10.  Got mail?

Something that is often overlooked but is an inexpensive way to make a house look very nice is a new mailbox.   Have fun choosing one, and be creative with it.  Nice mailboxes can cost about thirty five dollars, and if you really want to make a good impression, buy a post to put it on, which costs about sixty dollars.  Buyers will definitely take notice of your house.

So now we have easy and inexpensive ways that you can make your house look a whole lot better and make your buyers take a second look when they are coming to see your house.  You will be amazed at the difference that a few home improvements can make, and they won’t break your bank at the same time.
